What actually decides the cost of a bathroom remodel in western Iowa

Two bathroom remodels the same size can land far apart in price. The gap is almost never the tile. It's whether plumbing moves, what's behind the walls, and what the vent, the drain, and the floor turn out to need.

Two bathroom remodels of the same square footage can land at very different totals, and the tile is rarely why. The number moves on whether the plumbing stays where it is or moves, what the crew finds once the wall and floor are open, and whether a handful of things that don’t show in a finished photo get done right. A tub swapped for a shower in the same footprint, with a toilet and vanity that stay put, is a fundamentally different job from a bathroom where the shower moves to the opposite wall. Same square footage, different scope, different number.

Same footprint, moved layout, or borrowed space: three different jobs

The single biggest cost lever is whether the fixtures stay where they are.

A same-footprint refresh keeps the toilet, tub or shower, and vanity on their existing drain and supply lines. New tile, a new vanity, a new tub or shower unit, new fixtures, new floor. The plumbing underneath is untouched. This is the version that finishes fastest and costs the least, because nothing has to be relocated under the slab or through the joists.

A layout change inside the existing walls moves a fixture without expanding the room. The vanity goes to a different wall, the toilet moves three feet, the shower and tub trade places. Every foot a drain moves changes its slope, and a drain that doesn’t fall correctly toward the stack will not vent right or drain right no matter how good the tile job is. On a slab, that’s saw-cutting concrete, trenching, and repouring. On a floor over a basement or crawlspace, it’s usually more workable, since the plumber can often reroute from below without opening the finished ceiling downstairs, but it is still real labor, real time, and its own inspection.

Taking space from a closet or hallway is the biggest jump, because now framing, drywall, sometimes electrical, and occasionally HVAC ductwork are all in play beyond the bathroom’s original walls. That’s not a bathroom project anymore in scope, it’s a small interior remodel that happens to end in a bathroom, and it should be estimated and sequenced that way. It’s worth reading the same sequence logic that applies to any interior remodeling project, because once a wall moves, this job follows that one’s rules, not a bathroom’s.

The honest question to ask at the estimate stage isn’t “how much does a bathroom cost.” It’s “does anything move,” and if so, how far, and what’s the drain slope going to be on the other end.

Tub-to-shower: what’s really being converted

Pulling a tub and putting in a shower looks like a fixture swap. It usually isn’t, once you look at what’s underneath.

The drain is the first issue. A tub drain and a shower drain aren’t interchangeable hardware, and the shower pan or curb needs its own slope to the drain, typically a quarter inch per foot minimum, built into either a mortar bed or a preformed pan base. If the existing drain isn’t positioned correctly for the new footprint, or the pipe size doesn’t meet code for a shower’s flow, that’s plumbing work under the floor, not a fixture change.

The framing around a shower is different too. A curbless or low-curb shower, which is a common ask in this kind of conversion, changes the subfloor framing to build in slope, and it often changes the door swing and the room’s usable floor area. A walk-in shower with a glass panel needs blocking in the wall for the hardware to anchor into something solid, not just drywall.

Then there’s waterproofing, which is the part that decides whether the conversion holds up. More on that below, but it’s worth saying here plainly: a tub-to-shower conversion is not “harder to keep water in” than a tub, it’s differently hard. A tub is a sealed vessel that happens to sit in a room. A shower has an assembly behind the wall and under the floor that has to keep water contained on its own, indefinitely, with nothing but tile between it and the framing.

The waterproofing assembly: the part nobody sees, and the part that can’t be cheap

This is the single item worth spending the estimate conversation’s time on, because it’s invisible once the tile goes up and it’s the thing that fails expensively if it’s wrong.

A correctly waterproofed shower isn’t “tile with grout that sheds water.” It’s a membrane system: a waterproof layer, either a sheet membrane, a liquid-applied membrane, or a foam board system, that goes on before tile, wraps every corner and every penetration, and turns the entire wet area into a sealed pan, not just the floor of it. Every place something goes through that membrane, a shower valve, a drain, a niche for shampoo, is a place the membrane has to be detailed correctly or it isn’t a membrane anymore, it’s a membrane with a hole in it.

Grout and even tile are not waterproof on their own. They slow water, they don’t stop it. Behind the tile has to be the layer doing the actual work, and that layer is chosen and installed before a single tile goes on the wall. It’s also the layer that’s completely invisible in the finished room and in most finished photos, which is exactly why it’s the place corners get cut without the homeowner ever knowing until the wall behind the shower is soft five years later.

When comparing two written estimates that look far apart in price, this is one of the first places to ask about specifically: what waterproofing system, and is it being installed to the manufacturer’s instructions with the correct detailing at corners, niches, and the drain. It’s a fair, specific question, and a contractor who can answer it in one sentence is telling you something.

Subfloor and joist condition: what demolition finds

Bathrooms are the room in a house most likely to hide damage, because they combine water, a toilet flange that can leak slowly for years without anyone noticing, and a floor that’s usually covered before anyone looks closely at it.

Common finds once the old floor and sometimes the tub surround come out: a soft subfloor around the toilet flange from a wax ring that failed slowly rather than all at once, water staining or soft spots on the joists below a tub or shower that had a marginal seal for years, and old subfloor material that doesn’t meet current thickness or span requirements once it’s exposed. None of this shows up in a walkthrough before demolition, because it’s under the flooring and behind the wall.

This is why a bathroom remodel is one of the harder categories to price to an exact number before the demo happens, and why a responsible written estimate should say plainly what happens if the subfloor or a joist needs to be replaced once it’s opened up, rather than treating that possibility as a surprise upcharge sprung on the homeowner mid-project. Ask for that contingency conversation before the first day, not after the floor’s already open.

Venting the fan outside, not into the attic

This is a detail that’s easy to overlook and expensive to ignore, and it matters more here than a warm-climate remodel guide will tell you.

A bathroom exhaust fan has to move moist air out of the house, not just out of the bathroom. A duct that dumps into the attic instead of running through the roof or a wall to the outside is doing the second thing, not the first, and in an Iowa winter that moisture hits cold attic air, condenses, and can produce mold or rot in the attic framing and insulation over a season or two, well before anyone notices anything wrong in the bathroom itself. It’s a quiet failure. The bathroom looks and works fine for years while the attic above it does not.

If the existing duct already terminates in the attic, a bathroom remodel is the natural point to fix it, since the ceiling and the fan housing are already accessible. It’s a relatively small piece of the overall scope and one of the cheaper things to get right while everything’s open, compared to what it costs to fix an attic problem discovered later.

Old supply and drain material: what encountering it does to scope

Western Iowa has a lot of housing stock old enough that the supply lines are still galvanized steel and the drain and vent system is still cast iron, particularly closer to the older cores of Sioux City and Council Bluffs.

Galvanized supply pipe corrodes from the inside, and the corrosion narrows the pipe’s usable diameter over decades, which is why a house with galvanized supply sometimes has noticeably weak water pressure at fixtures even though nothing is “broken.” Opening a bathroom wall or floor that has galvanized supply running through it is usually the point where a plumber recommends repiping at least that branch, sometimes the whole run to that fixture group, while it’s already open. Deferring that decision to a later, separate project means opening the same wall twice.

Cast iron drain and vent piping is durable but heavy, and by this point in most western Iowa housing stock it’s old enough that a plumber tying new PVC branch lines into an existing cast iron stack needs the right transition fittings and has to confirm the cast iron itself isn’t compromised at the connection point. Encountering either of these isn’t a sign anything was done wrong originally. It’s a sign of the house’s age, and it’s exactly the kind of condition that a same-footprint refresh can sometimes avoid disturbing entirely, while a layout change that touches the wall those lines run through cannot.

Electrical: decide before the walls close

A bathroom remodel is the point to settle every electrical decision, because once drywall goes back up, adding a circuit or a heated floor mat means opening the wall or floor again.

GFCI protection at every bathroom receptacle is standard and non-negotiable at inspection. A dedicated 20-amp circuit for the bathroom receptacles is typical under current code in most jurisdictions, separate from lighting. If a heated floor is going in, that’s an electric mat or cable system installed under the tile before the floor is set, on its own thermostat and typically its own circuit, and it has to be decided during design, not after the floor’s already down, because retrofitting heat under a finished floor means removing the finished floor. Exhaust fan wiring, vanity lighting, and any accent lighting in a shower niche all belong in this same conversation, before the electrician’s first rough-in trip rather than a second one.

Permits and inspection points

A bathroom remodel that moves plumbing, adds or moves electrical circuits, or changes the room’s footprint is the kind of scope that typically needs a permit and licensed-trade sign-off in every jurisdiction Integrated Home Solutions works in. Confirm the current answer with the local building office rather than assuming what applied to a different project or a different town.

Fixture lead times: a schedule problem, not a cost problem

A custom vanity, a specific tile that has to be special-ordered, or a shower door built to measure can each take weeks to arrive, and none of that changes the total price. What it changes is when the job finishes. The costly mistake is demolishing before the long-lead items are on site and inspected, the same rule that applies to ordering kitchen cabinets before demolition day. A bathroom with the walls open and no vanity on the property yet is a bathroom that sits open longer than it needs to.

The one-bathroom house

If the home has a single full bathroom and it’s the one being remodeled, that reshapes the schedule more than it reshapes the price. Fixtures that are marginal but functional sometimes get kept a few extra days on purpose, work gets sequenced to restore at least a toilet and sink as early as possible, and a temporary plan, a neighbor’s bathroom, a portable option, a short stay elsewhere, needs to be worked out before demolition day rather than during it. It’s worth thinking through alongside the broader question of staying home during a remodel, since a one-bathroom household is exactly the case where that decision matters most.

What actually saves money without showing

A handful of choices lower the total without anyone ever noticing the difference in the finished room. Keeping fixtures on their existing locations instead of moving them is the largest one by far. Choosing a standard-size tile over an oversized or intricate pattern reduces labor hours even at a similar material cost, since layout, cutting, and leveling time scale with pattern complexity, not square footage. A prefabricated shower base under a tiled surround, instead of a fully tiled mortar-bed pan, still looks tiled once it’s finished if that’s the look wanted, and it removes a labor-heavy step. None of these show up in a photo of the finished bathroom. They only show up on the invoice.

What to ask for on a written estimate

Since a fair number for your bathroom depends on conditions nobody can see until the wall or floor is open, the estimate that protects you isn’t the one with the lowest number. It’s the one that states clearly whether any fixture is moving and how far, what waterproofing system is specified and how it’s detailed at the drain and corners, what happens to the price and schedule if the subfloor, joists, or supply and drain lines turn out to need work once opened, whether a heated floor or added circuit is included now or has to be a separate later project, and who is pulling the permit and scheduling the rough-in inspection.
